Marine industry growth means new offices at Cracker Bay: Work, play, and look out over the Waitematā

Tucked right on the edge of Auckland’s Westhaven Marina, a newly refurbished and reimagined office building is now ready to welcome a select few more tenants. Level 1 and Level 2 of 11 Westhaven Drive—now known as Cracker Bay—have just completed their architectural and interior design transformation, and the suites are officially ready for occupation. While some tenants have already moved in, the remaining fitouts are now finished, offering a rare chance to secure workspace right on the water’s edge.

Crafted with a focus on flow and functionality by global architecture firm Woods Bagot, and brought to life through high-quality construction and fitouts by Platform, the upgraded building is part of a broader vision for a connected, comfortable, and community-centred precinct. The Cracker Bay masterplan includes a hospitality hub, a members’ club, and a waterside restaurant on the ground floor.

Cracker Bay doesn’t feel like just another office block. The experience here is very different from the typical inner-city tower. The scale is boutique. The interiors are sophisticated, yet understated—comfortable, contemporary, and designed to make the most of the setting. The office suites are awash with natural light thanks to full-height glazing throughout. Views across the water, the marina, and out towards the Harbour Bridge bring the outdoors in. And for many who already work here, the view isn’t just decorative. It’s a daily invitation to be part of the harbour—whether that’s a quick paddle before work, a lunchtime stroll along the marina, or a post-meeting sail.

Simon Ash, COO of Winton (the developer behind Cracker Bay), captures this in a recent comment:

“For the tenants that have already moved into Cracker Bay, it has been a dream come true to work so close to the water. Making everyday enjoyment of the Waitematā Harbour and the Hauraki Gulf a reality, whether it is before or after work (or during!). We look forward to welcoming a small number of additional tenants to this unique opportunity.”

What’s available?

Level 1 offers two flexible tenancy options: 570sqm or 622sqm. Each suite is fully fitted with a reception area, boardroom, meeting room, and kitchen café hub. The layout supports 30–65 desks and has space for further customisation depending on your team’s needs.

All spaces are move-in ready.

Design and amenities

The design brief was centred on usability, comfort and flexibility balancing a premium aesthetic with functional, people-focused detail. Both suites feature:

  • Lobbies and bathrooms
  • End-of-trip facilities for cyclists and active commuters
  • Secure basement parking for bikes and cars
  • Generous natural light throughout
  • Excellent acoustic and environmental performance, contributing to energy efficiency

Beyond the office walls

The surrounding precinct elevates the offering. Being on the water isn’t just a nice-to-have. It’s central to the whole experience of working here. Tenants can arrive by boat and store it in the drystack. They can start their morning with a paddleboard session or end their day with a beer on the water. And with a hospitality precinct developing on site in the future, the lifestyle appeal is only growing.

Who’s it for?

Any commercial office business looking for an inspiring, functional base that offers more than a cubicle or glass box. While the location naturally appeals to marine and lifestyle-aligned enterprises, the design and flexibility suit a wide range of industries.
